                <title>Regione, l’assessore Lenzi difende il reddito di reinserimento lavorativo: “Misura nuova, evitare i giudizi affrettati”</title>

                <description><![CDATA[<p><p>FIRENZE &#8211; &#8220;Il reddito regionale di reinserimento è una misura nuova, pensata come azione di politica attiva e non mero assistenzialismo. È dannoso e strumentale lasciarsi andare a giudizi affrettati&#8221;. Lo afferma <strong>l’assessore al lavoro e alla formazione Alberto Lenzi</strong>, commentando il dibattito emerso sul tema in questi giorni.</p>
<p>“Gli attacchi scagliati dalla destra contro la giunta e il reddito sono scorretti e formulati ben prima di conoscere i contenuti della nostra risposta in aula”, sottolinea Lenzi.</p>
<p>Il Reddito regionale di reinserimento lavorativo (Rrrl) è una misura lanciata da alcuni mesi dalla Regione Toscana, e frutto della concertazione nella commissione tripartita con le parti sociali, che offre <strong>un contributo economico di 500 euro al mese per un massimo di 9 mesi a favore di persone non occupate</strong>. Il sostegno, finanziato con 23 milioni di euro derivanti da utili di gestione di Arti (l’Agenzia regionale toscana per i servizi per l’impiego), è subordinato alla <strong>partecipazione a percorsi gratuiti di orientamento, riqualificazione e politica attiva del lavoro.</strong></p>
<p>Dopo l’avvio nella primavera scorsa, ha conosciuto a maggio un intervento di rimodulazione che ha allargato le maglie dei requisiti. <strong>Ad oggi, in tutto, sono state 1117 le domande presentate. Per 48 beneficiari il Reddito è già in erogazione.</strong> Ad essi si aggiungono altre 345 persone che hanno visto accolta la domanda, e sono in attesa di percepire il beneficio, mentre 12 sono state annullate dall&#8217;utente prima della presa in carico del Cpi. Le restanti sono in fase di istruttoria. “La media giornaliera delle domande accolte dal sistema – spiega Lenzi &#8211; è passata da circa 1,8 domande al giorno della fase iniziale a circa 34 domande al giorno tra la rimodulazione sui requisiti, intervenuta dopo metà maggio e il 18 giugno scorso. Dunque una crescita notevole in poco meno di un mese”.</p>
<p>“Restiamo aperti al confronto con l’obiettivo di rendere sempre più efficace questa novità nel panorama regionale, che abbiamo chiamato Reddito di reinserimento e non di cittadinanza, perché consapevoli che si può sempre fare di più e meglio, ma ritengo inaccettabili atteggiamenti non costruttivi e non rispettosi”, insiste l’assessore, che tiene a ricordare come “<strong>alcuni consiglieri di centro destra abbiano preferito sottrarsi alla discussione, non partecipando a incontri a cui erano stati invitati nei mesi scorsi”</strong>.</p>
<p>A Lenzi non sono piaciute le critiche mosse alla Commissione regionale Ttipartita, l’organismo istituzionale di concertazione con le parti sociali. “Ritengo offensivo affermare che questo organismo non funziona, essendo un luogo di confronto e discussione in cui trovano spazio realtà fondamentali del tessuto economico e sociale della Toscana”. “Nella tripartita – fa notare l’assessore, elencando i soggetti presenti – figurano <strong>Cgil, Cisl, Uil, Confindustria, Cna, cooperative toscane, Cia, Confcommercio, Confesercenti, Anmil e la consigliera regionale di parità</strong>”.</p>
<p>“Sicuramente – conclude Lenzi – continueremo a impegnarci, come ribadito dallo stesso presidente Giani, a perfezionare l’intervento. <strong>E lo faremo seguendo la strada che abbiamo intrapreso finora, agendo in modo unitario con sindacati e associazioni di categoria</strong> e con l’obiettivo di <strong>non lasciare indietro nessuno, obiettivo che troppo spesso la destra mostra nei fatti di non condividere</strong>”.</p>

Da quanto emerge dalle parole di Fratelli d&#8217;Italia, infatti, i punteggi medi assegnati ai lavoratori risulterebbero drasticamente inferiori rispetto a quelli registrati negli anni precedenti, una sforbiciata che rischia di alleggerire sensibilmente le buste paga andando a incidere in modo diretto sulla retribuzione accessoria del personale.</p>
<p>Una situazione tesa che ha appunto innescato la reazione politica di Fratelli d’Italia. <strong>Letizia Bagnoli e Giacomo Melosi</strong>,<strong> rispettivamente presidente del circolo pesciatino e capogruppo in consiglio comunale del partito</strong>, sono intervenuti duramente per accendere i riflettori su un clima che all&#8217;interno del municipio si fa ogni mese più pesante, tanto che i lavoratori hanno già proclamato da tempo lo stato di agitazione. Secondo gli esponenti di FdI, <strong>gli uffici comunali si trovano ormai a operare con organici ridotti all&#8217;osso, una carenza strutturale che rende ancora più incomprensibile il drastico calo dei voti</strong>.</p>

Through these tests, the two companies validated the proof of concept for connecting the CASA SMGW to the Corinex 1T Modem. </p>

                <description><![CDATA[<p>MONTECATINI &#8211; Nuovo polverone a Montecatini Terme sul futuro del patrimonio termale e sulle ipotesi di un cambio di destinazione d&#8217;uso degli storici stabilimenti. A sollevare il caso è <strong>il consigliere comunale Alessandro Sartoni</strong> che, attraverso una formale interrogazione scritta indirizzata al sindaco e al presidente del consiglio comunale, chiede chiarimenti immediati su una vicenda che rischia di intrecciarsi pesantemente con<strong> le procedure di vendita del compendio e con i vincoli di tutela dell&#8217;Unesco.</strong></p>
<p>Al centro dei rilievi del consigliere ci sono le indiscrezioni giornalistiche che da mesi rimbalzano sulla stampa locale riguardo a una possibile svolta per i complessi <strong>Excelsior, Leopoldine, La Salute e Istituto Grocco</strong>. Nei resoconti si faceva riferimento a un parere positivo che la Soprintendenza archeologica per le belle arti avrebbe già rilasciato per consentire la trasformazione delle strutture in complessi ricettivi di lusso. Sartoni ha però deciso di muoversi per vie ufficiali, esercitando il diritto di accesso agli atti per verificare lo stato dei fatti. <strong>La risposta arrivata dagli uffici municipali ha però aperto un giallo: “L’ufficio non è a conoscenza di pareri rilasciati dalla Soprintendenza per gli stabilimenti La Salute, Leopoldine e Grocco.”</strong></p>
<p>Davanti a questa discrepanza, l&#8217;esponente dell&#8217;opposizione chiede al primo cittadino se le notizie pubblicate rispondano al vero o se si tratti di &#8220;libere ed errate interpretazioni giornalistiche o della realtà dei fatti&#8221;, citando testualmente i passaggi dei quotidiani in cui si parlava del &#8220;parere favorevole della Soprintendenza alle belle arti di Lucca, un via libera ottenuto nel massimo rispetto della normativa vigente&#8221;. <strong>La questione, per Sartoni, ha un peso economico enorme: l&#8217;eliminazione del vincolo legato a un termalismo tradizionale aumenterebbe l&#8217;appetibilità degli immobili per gli investitori privati,</strong> ma ne modificherebbe radicalmente il valore di mercato. Da qui la richiesta di sapere se l&#8217;aspetto sia stato segnalato al commissario liquidatore e se verrà predisposta una nuova perizia valutativa per aggiornare le cifre della base d&#8217;asta.</p>
<p>Il secondo fronte di preoccupazione riguarda lo status di Montecatini quale sito patrimonio mondiale dell&#8217;umanità. Il consigliere evoca le dichiarazioni passate del sindaco, il quale aveva annunciato che “vigilerà perché non vi sia un altro cubo nero come a Firenze”, e incalza la giunta sulla <strong>necessità di proteggere l&#8217;integrità del sito</strong>. Sartoni chiede se siano state informate le strutture di gestione dell&#8217;Unesco e se sia stato predisposto il necessario studio preventivo previsto dalle linee guida internazionali per ogni progetto di sviluppo o variante urbanistica: &#8220;L’<strong><em>Heritage impact assessment</em> </strong>(Hia) è uno strumento cruciale per valutare gli effetti potenziali delle nuove proposte di sviluppo o dei progetti esistenti sui siti Unesco, come sottolineato nelle Operational guidelines del 2021&#8243;.</p>
<p>L&#8217;interrogazione mira infine a scoprire se queste ipotesi di trasformazione alberghiera — indicate come uno dei motivi del costante rinvio dei bandi di vendita — siano state formalmente comunicate al ministero della cultura prima del vertice romano dello scorso marzo con i funzionari internazionali.</p>

                <title>High street, perché gli immobili commerciali di Milano e Roma tornano nei portafogli</title>

<p> Milano, 25 Giugno 2026. Nel risiko della diversificazione patrimoniale, c&#8217;è un asset class che l’attualità ha riportato sotto i riflettori: l&#8217;immobiliare commerciale. Dopo anni in cui l&#8217;e-commerce sembrava averne eroso il valore, il retail di qualità è tornato a essere uno dei comparti più ricercati dagli investitori, italiani e internazionali. </p>

<p>I numeri parlano chiaro. Nel 2025 il settore retail ha registrato in Italia investimenti per oltre 3,3 miliardi di euro, in crescita di circa il 27% sull&#8217;anno precedente: la miglior performance di sempre, trainata in particolare dall&#8217;ultimo trimestre. A guidare la riscossa non sono i grandi centri commerciali di periferia, ma soprattutto l&#8217;high street, i negozi affacciati sulle vie più prestigiose dei centri storici. </p>

<p>È qui che Milano e Roma giocano da protagoniste. A Milano il cuore del lusso batte tra Via Montenapoleone e Via della Spiga, dove la domanda di spazi da parte delle maison internazionali mantiene i canoni e quindi i valori su livelli tra i più alti d&#8217;Europa. A Roma, l&#8217;asse tra Via dei Condotti e Via del Corso unisce flussi turistici record e una clientela globale, rendendo gli spazi commerciali del centro un bene scarso e conteso. </p>

<p>Per un investitore, un immobile commerciale di pregio in queste posizioni ha tratti che lo avvicinano a un bene rifugio: offerta limitata per definizione, conduttori solidi, spesso brand del lusso con contratti pluriennali e una tenuta del valore che poche altre asset class garantiscono nelle fasi di incertezza dei mercati. </p>

<p>C&#8217;è poi un fattore che continua ad attrarre i capitali esteri: il prezzo. I canoni prime delle vie italiane restano competitivi rispetto ai grandi hub europei mentre i rendimenti si mantengono su livelli interessanti. In altre parole, Milano e Roma offrono asset di qualità paragonabile a quella delle principali capitali, ma a condizioni d&#8217;ingresso ancora favorevoli. </p>

<p>Individuare il negozio giusto, però, non è semplice come comprare un titolo. Il mercato dell&#8217;high street è poco trasparente: le operazioni migliori spesso non arrivano nemmeno sui canali pubblici, e la valutazione di un asset commerciale richiede competenze specifiche — analisi del flusso pedonale, solidità del conduttore, struttura del contratto di locazione, potenziale di rivalutazione. </p>

<p>Per questo chi vuole esplorare seriamente il comparto parte di solito da una mappatura professionale del mercato. Una panoramica aggiornata degli immobili commerciali in vendita a Roma e Milano consente di farsi un&#8217;idea concreta delle tipologie disponibili, dei tagli dimensionali e delle zone più dinamiche, prima ancora di rivolgersi a un advisor specializzato. </p>

<p>Il messaggio di fondo, per chi costruisce o gestisce un patrimonio, è che il mattone commerciale di pregio non è un residuo del passato, ma un tassello capace di restituire equilibrio e reddito a un portafoglio. E in un Paese dove la qualità degli asset è alta e i prezzi restano sotto la media europea, le due grandi città italiane continuano a offrire alcune delle opportunità più interessanti del continente. </p>
